Check-in / Check-out.
Check-in is between 2 p.m. and 8 p.m. on the date of your arrival
and check-out is by 10 a.m. on your departure date. You must schedule your arrival
time with us at least 14 days in advance so that keys to the flat can be delivered to
you at the pre-arranged time and place. If you experience any delay during the course
of your travel, please communicate such delays to the contact number you’ll
receive by email with your reservation confirmation at the earliest possible moment. Almost every
situation can be dealt with successfully if we hear from you! Please
note: additional fees may apply, or we may be unable to deliver your
keys to you on your designated arrival date, if your scheduled arrival is delayed,
even if the delay is beyond your control. Unfortunately, we are unable to make
any refunds to you in these situations nor are we able to reimburse you for
a night’s hotel stay, should that become necessary. However, rest assured that
these are only worst-case scenarios and we will make every effort to avoid inconveniencing
you or costing you additional fees.
Deposit and payment methods.
If your booking request is received more than forty-five (45) days prior to
your arrival, the deposit required to confirm your reservation will be equal
to 7 nights stay or will equal full payment for shorter stays. The balance due
for the remainder of your stay, if applicable, must reach
us 45 days prior to your arrival. Please refer to our Cancellation/Refund policy
stated below, noting that your deposit is not refundable. Some travelers prefer to purchase travel insurance.

All bookings are quoted in Pounds Sterling – when you pay by PayPal, your
payment is converted automatically for you, if necessary. Rental
rate quoted is all inclusive and there are no additional fees other than those
described in these terms & conditions.
Electronic bank payment.
This is the easiest way to pay if you bank in the UK. An invoice with payment details will be emailed to you.
Paypal.
Easy, quick, and secure, and you do not need to establish a PayPal account. Paypal is available in 103 countries and automatically
converts payments to Pounds Sterling if you are paying in another currency -- your payment can be funded with a major credit card. An invoice will be emailed to you.
Non-Payment.
If deposit payments are not received within the required
time, we reserve the right to cancel the booking. If balance due payments are
not received within the required time, we reserve the right to cancel the
booking and you will forfeit your deposit. See additional terms in the
Cancellation/Refund Policy paragraph below.
Cancellation/Refund Policy.
If you cancel a confirmed reservation more than 45 days prior to your arrival
date, you will forfeit your deposit. If you cancel a reservation that has been
confirmed and fully paid, you forfeit your deposit but we will make every attempt
to re-let the flat. If we’re successful, we’ll refund your balance due payment
that's in excess of the amount that the flat is actually let for, less your deposit and less
a processing fee of £50. Refunds will not be made upon or after your arrival
or if you don’t arrive.
Optional Amenities.
If you wish to take advantage of optional amenities, such as pay-per-view movies
or being able to make chargeable telephone calls from the flat (international
calls, calls to mobile phones, calls to premium numbers such as 0845, or calls
to cost-per-minute services), please just let us know (at booking or during your stay) and
we'll give you the necessary passcodes. You'll receive an invoice for these charges the month
following your stay. By using these optional amenities, you agree to pay all charges you incur.
Guests Responsibilities.
The guest agrees to accept the flat in an as is condition and will occupy the flat for
only the time period paid for. The guest agrees to relinquish the keys and occupation
of the flat by 10 a.m. on the departure date. The flat is privately owned and the owner wants guests to feel at home and at
the same time requests that you be a good neighbor to others nearby (such as
being considerate regarding volume of music, tv, etc). If anything in the flat
fails to function properly, please notify us immediately so that we can rectify
the situation. You will receive an emailed information document that will supply contact info.
If, during your stay, something in the flat is damaged or destroyed due to your
or your guests carelessness, you agree to reimburse us for the replacement value
of such damage. Neither smoking nor pets are allowed. The information document will
contain useful, practical information to aid you in planning your stay. Those
materials may contain more detailed instructions, such as rubbish disposal,
and we respectfully request that you adhere to those instructions. If you lose a set of
keys, you'll be charged £50 to cover the cost of replacing them. Also, during
or after your stay, we'd love to hear your feedback so that we can constantly
improve the accommodations.
Other Policies.
We reserve the right to cancel a booking at any time before the date on which
it begins or terminate a letting at any time before the end of the period booked
if this is unavoidable due to the need to accommodate any building work or for
some other reason unforeseen by us or the owner of the property at the time
your booking was accepted. In this unlikely event, we will refund in full all
money received for the booking (less a sum proportionate to any part of the
period booked which shall already have expired) and will have no further liability.
Personal Data.
We do not disclose personal data to third parties other
than as required by law.
Disclaimer and Quality.
We have taken reasonable care to ensure the quality of the accommodation offered
and cannot accept any liability for any dissatisfaction with regard to the property.
We're grateful for feedback of any kind, including regarding the representations
made in this website, which are accurate to the best of our ability. Unless
expressly stated to the contrary, we act as an agent for principals. We act
as an agent in good faith and cannot be held responsible for any acts/defaults
caused by third parties or any legal liability of any landlord or owner. We
recommend that guests purchase travel insurance. We do not warrant, guarantee
or undertake any matters on behalf of any third party supplier or any landlord
of any property.
Warranties and Liability
We will provide the services described herein using reasonable care and skill.
We will
not be liable for any direct, indirect or consequential loss which arises out
of or in connection with the accommodation or the provision of the services
or their use. All other warranties terms and conditions, expressed or implied
by statute or otherwise, are excluded to the fullest extent permitted by law.
Our entire liability to any person shall not in any event exceed the deposit
or rental amounts paid to us. Our liability shall be pro-rata and only relate
to the unused portion of the stay as from the date of the claim. We will be
fully indemnified by guests and tenants against any loss claim or liability
whatsoever incurred or suffered by us as a result of negligence or any default
by any person, guest or tenant (or their employees, agents or representatives)
of their obligations to us however arising in connection with any property or
the Services.
Force Majeure
We will not be liable to any person by reason of any delay or failure to perform
any of our obligations under these terms and conditions if the delay or failure
was due to any circumstances or cause beyond our reasonable control.
